  1. Stay out of standing water near anything electricalDo not wade in to reach the unit, a plug, an appliance or a panel. If water has reached outlets, an electric heater, or any electrical equipment, cut power to that circuit at the breaker first — from a dry position — and if you cannot do that safely, stay out of the room and get an electrician. This comes before every other step on this list.
  2. Close the cold water supply to the heaterThere is normally a valve on the cold inlet at the top of the unit. Closing it stops the tank being refilled, which is what limits how much water the leak can deliver. If that valve will not move or does not exist, close the main shutoff for the building instead.
  3. Turn off the heat sourceOn a gas unit, set the control to its off or pilot position — do not touch the gas line, the burner or the venting. On an electric unit, switch off its breaker. A tank losing water while still heating is the situation to avoid, and this step is what prevents it.
  4. Do not open the relief valve to release pressureThe temperature and pressure relief valve is a safety device and the water behind it is hot enough to scald severely. Leave it alone, and never cap, plug or block it — a valve that is discharging is telling you something, and silencing it removes the protection rather than the problem.
  5. Work out where the water is actually coming fromDry everything, put paper towel under the tank and around each fitting, and look again shortly. Water reappearing at a connection is one conversation; water appearing beneath the tank with dry fittings above it is a different one.
  6. Get the water off the floor and away from materialsStanding water wicks into drywall, baseboards and subfloor within hours, and that damage frequently outgrows the appliance itself. Move what you can, mop what you can reach safely, and get air moving.

Where the water is, and what it means

  • A drip at the cold inlet or hot outlet connectionA fitting or a supply connector. Among the better outcomes — it is a part, and the tank is not implicated.
  • Water at the drain valve near the baseA valve that is not seating, often after the unit has been drained or knocked. Replaceable, and not a tank failure.
  • Water at, or running from, the relief valve discharge pipeEither the valve has failed or it is relieving genuine excess pressure or temperature. The second possibility is the one that matters, because it means something else in the system is wrong.
  • Water pooling under the tank with every fitting above it dryThe tank has corroded through. There is no repair for a perforated tank, and the leak progresses rather than stabilising.
  • Rust staining down the jacket or around the baseCorrosion that has been active for a while. Alongside a leak, it is fairly conclusive about which of the two situations you are in.
  • Water present but the heater is dry — condensation or another applianceWorth ruling out before condemning anything. A cold tank in a humid space sweats, and a nearby washing machine, softener or condensate line can put water on the same floor.

Why a water heater leaking is urgent in a way most leaks are not

A water heater leaking is a plumbing fault attached to a reservoir. The tank holds a large volume permanently, it is connected to the supply so it refills as fast as it empties, and it sits at a temperature that makes contact with the water genuinely dangerous. That combination is why the sequence above starts with isolation rather than diagnosis: closing the supply converts an ongoing flood into a fixed volume of water. Where the water comes from also determines whether this is progressive. A fitting can weep for a long time at roughly the same rate. A tank wall cannot — it perforates because the steel has been corroding from the inside, and corrosion does not stop at one hole. A tank that is seeping today is a tank that can open up, and the consequence of that depends almost entirely on where the unit is installed and whether there is a drain pan under it. The two hazards worth naming plainly are heat and what the unit runs on. The stored water can scald badly, which is why the relief valve and the drain valve are not things to experiment with while the tank is hot. And on a gas unit, the gas control, burner and flue are not homeowner territory — a mistake there does not produce a wet floor, it produces combustion products in the house. Shutting the unit off is the right amount of intervention.

Replace the failed fitting or valve

Fits when: A leak that is traced to a connection, a supply connector, or a drain valve, on a tank with no signs of corrosion.

Trade-off: The smallest intervention, and it restores the unit properly. Worth confirming the tank is genuinely sound at the same time, because a heater is rarely inspected except when something has gone wrong.

Investigate why the relief valve is discharging

Fits when: Water from the relief discharge pipe, particularly if it happens repeatedly rather than once.

Trade-off: Sometimes the valve itself; sometimes thermal expansion with no expansion control, or a thermostat running too hot. Replacing the valve without answering which is why the same symptom returns, and blocking it is never an option.

Replace the unit

Fits when: Water coming through the tank body. The steel has corroded through and there is no repair for that.

Trade-off: The whole appliance, and usually a chance to correct the installation — a drain pan and a route for it, strapping, venting and expansion control all get looked at as part of the work rather than separately.

Deal with the water damage as its own job

Fits when: Water has reached drywall, baseboards, carpet, or a subfloor — which an indoor unit without a pan makes likely.

Trade-off: Separate from the plumbing and frequently larger than it. Material left damp behind a repaired appliance is how a fixed leak turns into a persistent smell weeks later.

Why tanks here fail from the inside

San Diego's water is hard — the city's own reporting puts total hardness in the region of 216 to 284 parts per million, roughly 12.6 to 16 grains per gallon, varying with the treatment plant and the seasonal blend of Colorado River and State Water Project water. As water heats, dissolved mineral drops out of solution and collects across the floor of the tank. That sediment layer is why so many tanks here fail by corroding through rather than by springing a leak at a fitting. It insulates the tank floor from the burner so the steel runs hotter than it should, it holds moisture against the base, and it works the sacrificial anode harder than it would on soft water. When the anode is spent and the glass lining has failed, the steel underneath corrodes until it perforates — which is exactly the leak that has no repair. Two practical points follow. Flushing genuinely matters here, and a tank that has never been flushed has been accumulating for its entire service life. And if you are draining an old unit for the first time, be aware that disturbing a heavy sediment bed can open up a leak that the sediment had effectively been plugging.

Questions people ask

How do I turn the water off if I cannot find the valve on the heater?

Close the main shutoff for the building instead. It is usually where the supply enters, near the meter, or in a utility space, and closing it stops the tank refilling just as effectively. It is worth locating it now and making sure it actually turns, because this is not the only situation in which you will want it.

Should I drain the tank?

Not while it is hot, and often not at all before someone has looked at it. The water is hot enough to cause serious scalds, a hose has to go somewhere safe, and on an older unit disturbing the sediment bed can worsen a leak it was partially plugging. Isolating the supply and turning off the heat achieves the urgent part; draining can wait.

Is a leaking water heater a fire or gas risk?

The leak itself is a water problem, but water reaching the burner compartment, the controls or the venting of a gas unit is not something to keep operating around — and water near electrical connections on an electric unit is a shock hazard. Turn the unit off and leave it off. If you smell gas at any point, leave the building without operating switches and call your gas utility from outside.

It is only a small drip. Can it wait until next week?

It depends entirely on where the drip is from. A weeping fitting on a sound tank can usually wait a few days with a towel and an eye on it. A tank that is seeping cannot be relied on to stay at that rate, and the risk is not the drip — it is the volume behind it. Where the unit sits decides how much that risk actually costs you.

There is water on the floor but the heater looks dry. What else could it be?

A condensate line from heating or cooling equipment, a washing machine or softener nearby, a supply line running through the same space, or condensation on a cold tank in humid weather. It is worth ruling those out — dry everything, watch where it reappears, and note whether it correlates with any appliance running.

What should I photograph before anyone touches it?

The unit as you found it, where the water was sitting, anything it had reached — flooring, drywall, baseboards, stored belongings — and if you can see it, the label with the model and date. Note when you found it and which valves you closed. It takes two minutes, it is gone the moment the unit is moved or the floor is dried, and documenting the damage and its cause before the repair is what any claim will need.
