What this site is
This is an informational website about diagnosing and repairing water supply, drain and sewer problems in residential property, and a way to describe your situation and ask for service.
By using it, you agree to these terms of use. If you do not, please do not use the site.
The guidance here is general, not a diagnosis
Everything written on this site describes how these problems generally behave and how they are generally investigated. It is not an assessment of your property, and it cannot be — no one has looked at it.
Plumbing systems differ by age, material, construction, and history of previous work, and the same symptom routinely has several possible causes with materially different answers. Do not treat anything here as a substitute for someone qualified inspecting the actual system.
Where we describe something you can check yourself, we mean exactly that check and no further. Do not attempt work you are not competent and equipped to do safely. Take particular care around gas appliances, scalding water, standing water near electrical circuits, confined spaces, and anywhere sewer gas may be present.

Submitting the form starts a conversation. It does not create a service agreement, book a visit, or commit either of us to anything.
Any actual work is agreed separately, in a written scope for a specific property, before it begins.
Please give accurate information in the form. A description that does not match the property wastes your time first.
